Cookie maker needs a new bakery closer to customers

Selma's Cookies is the premier provider of baked goods to Disney, Universal, and Sea World theme parks in Southern California and Florida.  Unfortunately, her bakery supporting the California parks was located in Las Vegas; making it an inconvenient trip from door to door.  Selma required a building that was not only sized right for her operation, but also zoned for food processing and at a price that worked for her.  Our client lives and works primarily in Florida and her time in California was valuable.  After searching, advance screening and pre-touring dozens of sites, we found her 20,000 square feet of industrial building to purchase in Riverside, CA.  The building was brand new construction and we negotiated a price that was perfect for her budget--and freeway close.

NNN Restaurant provides stable income over 20 year period

Our client splits time between Sicily and California and has limited time to spend searching for investment properties when here in the States.  Preferring NNN properties with long term leases, we were asked to locate a property that would provide a steady annuity payment over the course of twenty years and secured by an operator with the experience necessary to insure success.  We located an out of state property recently re-branded by a Southern California owner looking to sell.  Acting quickly, we were able to secure a contract on a highly competitive property and deliver to the buyer a 7% blended return over the course of the lease.  The operator owns 13 quick-serve restaurants in his market area which gave our client the comfort necessary to close the transaction.

Representing a Popular Brand

Tenant representation is always great fun when working with an iconic brand.  Crocs required a regional sales office for not only meetings and general business, but to act as a showroom for their products as well.  The sales director traveled extensively and was not available to tour the dozens of potential locations we had found.  By pre-screening and touring the spaces in advance, we were able to significantly reduce the time required to secure the ideal location in Dana Point for their offices.  Working directly with their home office in Colorado allowed us to quickly and efficiently negotiate a lease and open their new office/showroom.

Supporting the Local Team

You know you're doing a good job when your clients come back to you again and again.  The company responsible for providing the jerseys merchandise sold at the Honda Center in Anaheim has asked us to locate warehousing space for them twice as the Ducks continued to gain popularity and their business grows along with them.  The company, located in Los Angeles, needs to have their products as close to the center as possible and finding adequate warehouse space now that most of the industrial buildings have been razed for multi-family, condos and retail can be a challenge.  By working diligently, we were able to secure a long term lease on just the right space for them.

I'll take two...

Represented one Buyer and two different Sellers in two separate investment transactions on two different sets of apartments and mobile home parks in the city of Porterville, CA.  The Buyer focus' on high return properties with little down payment.  Leveraging his purchases allows him to significantly boost his cash-on-cash return as his borrowing rates are well below the return rate on the properties he purchased.  The sellers both had notes due, one at a very high hard money rate, and neither had interest in refinancing the properties.  We quickly matched the buyer and the sellers and were able to create transactions that benefitted all parties.  Knowing what it takes to move the transaction forward is sometimes the key to success.

I need to sell right now!

At the height of the Great Recession, one of our clients was seriously behind on his payments and headed to foreclosure and sale at the courthouse steps.  A cooperating broker brought a buyer who was working to secure an SBA loan but, given a felony conviction in his distant past, had to wait on DOJ approval to receive the loan.  The DOJ does not move quickly on anything.  We were able to stave off foreclosure SIX times by staying in constant contact with the lender who graciously allowed the buyer the time necessary to get his lending set up.  We closed three days before the absolute drop-dead date.  The lender was going to tell us to "drop dead" if we didn't close.  By persisting and staying close to the lender, our seller received cash at close instead of having the property sold out from under them and their credit further damaged.  Persistence pays off.
